First impressions begin before someone walks through the front door. From the landscaping and building exterior to the lighting, cleanliness, and overall appearance, every detail tells a story. A well-maintained community helps residents, families, and visitors feel welcomed, comfortable, and confident in their surroundings.
As Plant Operations Director at Arrow, first impressions reflect who we are as a company and a team. They begin the moment someone sees one of our properties, often before they ever step onto the grounds.
Creating that welcoming environment takes teamwork, high standards, and pride in our surroundings. I want our communities to stand out, leaving people with a positive impression they will remember.

For me, being truly tour-ready means going beyond what is simply acceptable. I want our communities to have a wow factor that makes people take notice.
That starts with beautiful landscaping, well-lit outdoor spaces, and a property that looks cared for from every angle. Healthy plants, colorful flowers, and full landscaping beds can make a community stand out in its neighborhood.
Even someone driving by should notice the beauty of the property. My goal is for that impression to stay with them. When they are ready to explore senior living, I want them to remember the community that caught their attention.
Maintaining that appearance requires consistent attention to detail. I keep cleaning rags, Viking Pure cleaning products, touch-up paint, and disposable brushes on my work cart.
This allows me to address minor scuffs, floor marks, and paint chips as I notice them. Having supplies ready saves time and helps keep small concerns from becoming larger appearance problems.
Landscaping requires the same proactive approach. When plants begin looking unhealthy, I ask our landscaping provider to give them additional attention.
If a plant does not improve within a reasonable period, we evaluate whether it should be replaced. Some trees may need additional time, but the goal remains the same. I want our landscaping to look healthy and inviting rather than waiting until an area becomes noticeably neglected.
Lighting is equally important. Proper exterior lighting supports visibility and helps residents and team members feel safer when walking to their vehicles after dark.
It also plays a major role in curb appeal. Consistent lighting color and brightness help maintain a welcoming appearance throughout the evening.
A property should make a positive impression at night just as it does during the day. That consistency shows visitors that we care about both appearance and safety.
One First Impressions success I am especially proud of involves the landscaping improvements at The Madison Senior Living.
I have worked to transform the property’s appearance into something that reflects the pride I take in my work. A major part of that effort has been establishing clear expectations and maintaining accountability with landscaping providers.
Rather than focusing only on routine trimming and weed removal, I began taking a more comprehensive approach.
Once a month, I would walk the property specifically to identify opportunities for a landscaping refresh. During these walkthroughs, I looked closely at every area that needed improvement.
I created a detailed list of concerns, including plants that needed attention and areas that could benefit from replacement or additional landscaping.
By bringing those observations together, I could work with the landscaping provider to develop a more complete improvement project. This helped us focus on larger appearance concerns instead of addressing them individually over time.
The approach also made weekly walkthroughs more manageable. Once larger landscaping needs were addressed, I could focus on smaller maintenance concerns, including weeds and new growth.
This is a strategy other Plant Operations Directors can easily adopt. A dedicated monthly landscaping assessment helps identify larger needs, establish expectations, and organize improvements.
For me, first impressions come down to setting high standards and following through. Whether we are addressing a small paint chip or planning a landscaping refresh, every detail contributes to the overall experience.
By taking pride in our properties and working together to maintain them, we help create communities that residents are proud to call home and visitors remember long after they leave.
